Structure costs are not something structural engineers measure, making it impossible for them to understand the cost implications of the design decisions they make day in and day out. This 180-unit, market rate multi-family development was constructed with 4 levels of wood construction over 2 parking levels totaling 285,000 GSF.  First instincts suggested there wouldn’t be many savings – this wasn’t an a complicated building. The site was flat, residential units were well laid out, and garage parking layout was standard.

Fortunately, we didn’t just assume and the client elected to take advantage of our risk-free cost review to make sure there wasn’t money left on the table.

Here’s what the cost study uncovered:

  • $500k reduction in structural steel
  • $375k in lateral system changes
  • $60k in metal deck gage
  • $50k in unrealized footing optimization
  • $120k in unrealized wood shear wall optimization

Total potential structure savings exceeded $1,100,000, a 5.5%+ improvement in structure costs reducing total hard costs by more than 1.1%. Realized savings expected to be >$800k.
