Blue Hawk Investments, Machado Silvetti, Altair Construction, Building Envelope Systems, and H+O Structural Engineering have delivered the new 1265 Main Medical Office Building (MOB) in Waltham, Massachusetts. The three-story, 210,000 SF composite steel facility, supported by three levels of parking, is part of the 94-acre 1265 Main Campus (formerly Polaroid headquarters), transformation into a mixed-use area along Route 128.

A Regional Destination for Orthopedic Care
Construction is complete, and the building is entering full operation as tenants complete final fit-outs. Boston Orthopedic & Spine and Boston Bone & Joint Institute have opened new clinics on the upper floors, while Boston Out-Patient Surgical Suites prepares to open its expanded ambulatory surgery center following final licensing.
Together, these programs introduce eight operating rooms, imaging suites, recovery spaces, and walk-in clinics, forming one of Greater Boston’s most advanced outpatient orthopedic facilities.

Structure and Design
Machado Silvetti’s design emphasizes daylight, access, and recovery with elevated courtyard space. H+O designed the composite steel frame to support the span and performance requirements of a modern medical office building, while accommodating flexible clinical and office layouts.
Three levels of parking connect directly to medical floors, while early coordination among Altair Construction, Building Envelope Systems, and the design team kept the structure, enclosure, and MEP systems aligned from foundation to completion.
