Greystar and Haseko North America Advance MBTA Communities Housing at 100 West Street in Needham

Greystar and Haseko North America are advancing construction on a 189-unit multifamily residential development at 100 West Street in Needham Heights, Massachusetts. The new residential community is designed by CUBE 3 with structural engineering by H+O, and broke ground on May 7th, 2026.

100 West is located directly across from the Needham Heights MBTA Commuter Rail Station and is advancing under MBTA Communities zoning. Under this framework, the project moved through site plan review rather than a special permit process.

Program Overview

The approved plan delivers 189 energy-efficient apartments, including studios, one-, two-, and three-bedroom apartments. 24 of the units are income-restricted for households earning up to 80 percent of the area median income, integrating affordable housing within the community while also meeting Passive House standards.

Amenities include a fitness center, lounges, a library, an indoor golf center, and several outdoor spaces, such as a dog run, playground, garden, and pocket parks.

What’s Next?

With delivery anticipated in fall 2027, 100 West will add nearly 200 new homes to Needham Heights while reinforcing the importance of transit-oriented development for renters. Vertical construction will now rise following the site’s groundbreaking. We’re excited to watch this development make its way to completion!
