At 375 Broadway in Chelsea, Arx Urban and Boston Communities, The Architectural Team, Haycon, and H+O Structural Engineering are advancing a 62-unit mixed-income, transit-oriented community expanding affordable housing along Chelsea’s commercial corridor.

Creating 62 Homes Through Adaptive Reuse and New Construction
375 Broadway will deliver 62 apartments through a combination of new construction and adaptive reuse. Plans include a new six-story, 43-unit building alongside rehabilitation of an existing 19-unit structure.
Unit layouts include 15 studios, 11 one-bedroom apartments, 30 two-bedroom apartments, and six three-bedroom apartments.
Affordability levels are designed to serve a range of incomes, with nine units reserved for households earning up to 30% of AMI, two units at up to 50% of AMI, 27 units at up to 60% of AMI, 19 workforce units at up to 100% of AMI, and five market-rate units.
Construction completion is targeted for December 2026.

Energy Efficient Design
Located near major bus routes and the MBTA Commuter Rail, the project is designed to improve energy performance by targeting Passive House, Enterprise Green Communities, and ENERGY STAR Multifamily New Construction standards. High-efficiency fixtures are also expected to reduce water use by approximately 40% compared to typical buildings.

Aligning Public and Private Partners
375 Broadway is backed by a broad coalition of public and private funding partners. Financing includes $10.6 million from MassHousing, $23.9 million in state and federal Low Income Housing Tax Credits allocated by EOHLC, $29 million in construction financing from First Citizens Bank, and additional support from the City of Chelsea and the North Suburban Consortium.
