780 and 800 Morrissey: Reshaping Dorchester’s Waterfront Corridor

The Phillips Group is leading a two-parcel redevelopment along Morrissey Boulevard in Dorchester in partnership with The Michaels Organization, CUBE 3, DF Pray, and H+O. 780 Morrissey’s (also known as The Imprint) first tenants moved in in early 2024. Phase II, 800 Morrissey Residences, is BPDA-approved and positioned to begin work on the former Ramada Inn site, completing a long-range plan for waterfront reinvestment.

From Hotel to Housing

Morrissey Boulevard served for years as a pass-through corridor with event venues and older hotel stock on key parcels near the Neponset waterfront. The Michaels Organization and The Phillips Group advanced a plan to replace these uses with new multifamily housing across both sites.

780 Morrissey stands on the former Phillips Old Colony House parcel as a five and six-story residential building with 219 apartments across nearly 180,000 square feet. The project includes 136 structured parking spaces, bike storage for 400 bicycles, two courtyards, fitness space, work-from-home areas, and a top-floor community room with harbor views.

800 Morrissey is set to sit next door on the Ramada Inn site. BPDA approval in December 2022 cleared the way for a six-story residential building with 229 units, including studios, one-bedroom, two-bedroom, and three-bedroom homes, totaling nearly 200,000 square feet. The plan includes 147 structured parking spaces, expanded bicycle storage, and a connection to a future Neponset Greenway Trail extension, improving access along the corridor.

What Comes Next

The two parcels will deliver 448 new homes, 283 structured parking spaces, expanded bike facilities, and direct public realm improvements. With Phase I complete and Phase II approved, the corridor is positioned for continued residential growth supported by long-term local ownership.
