Mill Creek Residential’s 250 Everett Street Approved for Multifamily Development in Allston

Mill Creek Residential has secured approval for a six-story multifamily development at 250 Everett Street in Allston. The project replaces a surface parking lot and existing office building with a new residential structure designed by CUBE 3, with H+O serving as structural engineer. Mill Creek acquired the site for approximately $19.5 million and structured the project with roughly $95 million in construction financing as part of a total development capitalization of approximately $145 million.

The Development Program

The 256,000 SF building will deliver a mixed unit inventory of studios, one-bedroom, and two-bedroom apartments totaling 240 rental units. Of these, 41 units are designated as income-restricted in accordance with the city’s affordability requirements, accounting for approximately 17 percent of the residential program. This income-restricted allocation ensures the project serves both market-rate and lower-income households, strengthening economic diversity within the neighborhood.

Site Location and Transportation Access

250 Everett sits on a ~80,000-square-foot parcel along the Western Avenue corridor in Allston, positioning residents within walking distance of Boston Landing commuter rail and established MBTA bus routes. Below-grade parking provides 117 spaces, while all-electric building systems minimize operational emissions and reduce long-term utility costs for residents. The below-grade parking design also maximizes street-level activation and creates a more pedestrian-friendly streetscape along Everett Street.

Community Benefits and Public Realm

Beyond housing, the project delivers tangible community assets extending beyond the site boundary. The development includes publicly accessible open space and enhanced sidewalks along the site perimeter, a new Bluebikes bikeshare station, and approximately 90 newly planted trees, which, when mature, will provide canopy coverage and stormwater management benefits. Mill Creek has also committed financial contributions to park maintenance and bikeshare operations, supporting broader neighborhood infrastructure. Construction activity is expected to generate approximately 271 jobs during the development phase.
