A former industrial site in Jamaica Plain is now home to 45 income-restricted condominiums. Brookley Flats was developed by JPNDC and Causeway Development, designed by JGE Architecture + Design, built by Haycon, with structural engineering by our team at H+O. Construction began in June 2023 and reached completion this month.

Project Breakdown
Located at 10 Stonley Road, Brookley Flats spans 45,000 SF across four stories. All 45 units are income-restricted homeownership, split across the 80%, 100%, and 120% AMI tiers. Five ground-floor units are reserved for BPDA-certified artists, and twenty of the 45 units hold a first-generation homebuyer preference.
Three stories of wood framing over a composite steel podium carry the four-story structure. The ground floor includes a 19-space garage, live-work artist studios, and gallery space. Residential units occupy the three floors above. All-electric and PHIUS-certified, the building also includes a rooftop deck and shared gathering spaces.

From Market-Rate to 100% Affordable
Brookley Flats originally received BPDA approval as a market-rate building with 22% affordable units. JPNDC and Causeway then pursued a Notice of Project Change to convert the entire project to income-restricted homeownership.
At 45 condos, all for sale, all income-restricted, it is the largest affordable homeownership development built and occupied in Boston to date. The lottery drew 1,008 applications for those 45 homes, including 509 for the 20 units carrying a first-generation-homebuyer preference.
