75 Canal Street: 250 Apartments in Downtown Manchester

Jones Street Investment Partners completed 75 Canal Street in November 2024, delivering a 250-unit Class-A multifamily community in Manchester’s Gaslight District alongside Market Square Architects, Callahan Construction Managers, and H+O Structural Engineering. The 340,000 SF building includes studio, one-, two-, and three-bedroom apartments, with 2,000 SF of ground-floor retail.

Site and Construction

Spanning 2.3 acres, the development combined two parcels and required demolition before construction. Groundbreaking followed in Q4 2022, and the project went on to earn Callahan the AGC New Hampshire – 2025 Achievements in Construction Gold Award for Best in Building.

Structural System

75 Canal features four levels of Type VA panelized wood construction over a Type IA composite steel podium. The podium steps with the site’s grade change, supporting the residential floors above.

Amenities and Location

Apartments include in-home laundry, large closets, and oversized windows throughout. Community amenities include a game room, rooftop terrace, and a fitness center (among others).

Downtown Manchester puts residents within steps of major employers, including Oracle, Bank of America, and New York Life. The site offers direct access to Boston and Concord via I-293 and I-93.
