Cathartes, EMBARC, Chinburg Builders, and H+O Structural Engineering have reached the structural topping-out milestone for The Maris, a five-story, waterfront condominium project delivering 45 homes and ground-floor commercial space on North Mill Pond in Portsmouth, New Hampshire.

A Key Waterfront Site Moving Toward Completion
The project occupies a 1.66-acre site at 53 Green Street on North Mill Pond, inside Portsmouth’s Historic Downtown District. It replaces a former commercial building and aligns with the city’s long-term plans for the North Mill Pond area, which include a public greenway and improved access along the water.

A Building Shaped by Its Waterfront Setting
EMBARC designed the building with a curved, pond-facing form and four residential stories over two garage levels. The program includes 45 condominiums; a mix of one-, two-, and three-bedroom homes, with private balconies and select units featuring terraces. Approximately 2,600 SF of commercial space anchors the ground level.
The design progressed through coordinated review by the Planning Board, Zoning Board of Adjustment, Historic District Commission, and Conservation Commission. H+O’s structural approach supports the garage levels and residential stack while preserving the approved massing and architectural strategy established during the city review process.

Structure Reaches Full Height
With the frame now at its final elevation, the topping-out ceremony marks the transition into enclosure, window installation, and interior build-out. Chinburg Builders continues to lead construction as Cathartes advances the schedule for The Maris, currently targeting a 2026 release. Once complete, it will introduce 45 waterfront homes and new commercial space within walking distance of downtown Portsmouth and the future North Mill Pond greenway.
