62 Mixed-Income Homes Rising at 375 Broadway, Chelsea

At 375 Broadway in Chelsea, Arx Urban and Boston Communities, The Architectural Team, Haycon, and H+O Structural Engineering are advancing a 62-unit mixed-income, transit-oriented community expanding affordable housing along Chelsea’s main corridor.

Building 62 Homes Through New Construction and Reuse

The project combines a new six-story, 43-unit building with the rehabilitation of a 19-unit structure at Broadway and Fourth Street, creating 62 apartments:

  • 15 studios
  • 11 one-bedrooms
  • 30 two-bedrooms
  • 6 three-bedrooms

Affordability distribution: 9 homes ≤ 30 % AMI, 2 ≤ 50 %, 27 ≤ 60 %, 19 ≤ 100 % (workforce), and 5 market-rate.

Completion is targeted for December 2026, following MassHousing’s $10.6 million financing closing in March 2025.

Structuring for Passive House Standards

Located near major bus routes and the MBTA Commuter Rail, the project targets Passive House, Enterprise Green Communities, and ENERGY STAR Multifamily standards to improve energy performance and cost efficiency. Fixtures and systems are expected to reduce water use by about 40 percent compared with typical buildings.

H+O’s structural design supports parking, bike storage, and EV chargers within the building footprint while maintaining efficiency and continuity with the residential levels above. The rehabilitation of the existing 19-unit building required precise tie-in detailing to align both structures.

Aligning Public and Private Partners

MassHousing provided $10.6 million in affordable-housing financing, complemented by Low-Income Housing Tax Credits and local funding. Peabody Properties will manage the completed community under the project’s affordable-housing commitments.

MassHousing CEO Chrystal Kornegay described the project as “high-quality new housing that connects residents to jobs, education, and opportunity along public transit.”
