CDP’s 600 Rivers Edge To Add New Housing Along Medford’s Riverfront

Criterion Development Partners, Gensler, and Dellbrook | JKS, and H+O Structural Engineering are delivering 600 Rivers Edge, a seven-story mixed-use residential building within the Rivers Edge riverfront district along the Malden River in Medford. The project expands housing supply while reinforcing a neighborhood shaped by transit access, open space, and a mix of uses.

Residential Program and Building Design

600 Rivers Edge includes 224 residential units supported by a structured parking garage. The 5-on-2 podium building uses two stories of composite steel to support five levels of panelized wood framing above, a financially viable approach to deliver much needed housing to the market. Exterior materials include brick veneer, fiber-cement siding, metal panels, and curtain-wall glazing.

Planned as a Passive House building, the project applies performance goals to its overall energy approach while organizing resident amenities within a glass “jewel box” volume that houses fitness and shared spaces, complemented by outdoor patios and a pool area.

Part of a Larger Riverfront District

Rivers Edge is a multi-phase riverfront district developed along the Malden River. The district includes residential buildings, office space, retail uses, and a riverfront park system. It is located near the Wellington MBTA Orange Line station and includes pedestrian paths and open space along the river.

600 Rivers Edge adds residential density to this established district and aligns with the site’s broader mixed-use framework.
