Completed in 2024, the facility represents Hines’ first industrial development in Greater Boston and adds Class A last-mile industrial capacity near the region’s core transportation assets.

Two Miles from Logan, Three Miles from Downtown Boston
Chelsea Point sits approximately two miles from Logan International Airport and three miles from downtown Boston. The site offers direct access to Route 1/1A, Interstate 90, and Interstate 93, positioning tenants within close reach of Greater Boston’s population base.
Modern infill industrial sites near Boston’s Inner Ring remain difficult to deliver. Chelsea Point adds new warehouse and distribution space in a location proximate to dense residential and commercial markets.
The development is located along Chelsea Creek and abuts residential neighborhoods on two sides, requiring coordination between industrial operations and surrounding community context.

Brownfield Redevelopment Supporting Modern Logistics Operations
The approximately 8.6-acre site required demolition of an existing warehouse facility and redevelopment of a brownfield parcel.
ARCO National Construction managed the construction of the new facility, including ground improvements supporting deep foundation systems. The project incorporates insulated precast concrete wall panels and is configured to accommodate single or multi-tenant layouts.

- 36-foot clear height
- 35 tailboard loading docks plus one drive-up door
- 202 car parking spaces
- 3,000-amp electrical service
- 60-mil PVC roof system with R-30 insulation
- ESFR fire protection system with diesel fire pump
- High-bay LED lighting
The project also includes approximately 3,000 square feet of cast-in-place retaining wall construction and site elements integrating the waterfront edge with landscaped areas and pedestrian access.

Permitting and Development Timeline
Planning for the redevelopment began in 2020. Hines U.S. Property Partners acquired the site in March 2022, followed by groundbreaking in June 2023. Construction was completed in 2024.
The project required zoning approvals, major site plan review, conservation oversight, and federal stormwater permitting consistent with waterfront industrial redevelopment.

Serving Airport and Last-Mile Distribution Networks
Chelsea Point is positioned for last-mile distribution, freight forwarding, and logistics operations serving airport-related and urban delivery needs.
Corporate neighbors include JetBlue, Delta, Forward Air, Gate Gourmet, FedEx, and Bradford Airport Logistics, reflecting the concentration of freight and aviation-related businesses in the area.
