Jones Street Investment Partners completed 75 Canal Street in November 2024, delivering a 250-unit Class-A multifamily community in Manchester’s Gaslight District alongside Market Square Architects, Callahan Construction Managers, and H+O Structural Engineering. The 340,000 SF building includes studio, one-, two-, and three-bedroom apartments, with 2,000 SF of ground-floor retail.

Site and Construction
Spanning 2.3 acres, the development combined two parcels and required demolition before construction. Groundbreaking followed in Q4 2022, and the project went on to earn Callahan the Associated General Contractors of New Hampshire 2025 Gold Award for Best in Building.

Structural System
75 Canal features four levels of Type VA panelized construction over a Type IA podium-level parking garage. The podium steps with the site’s grade change, supporting the residential floors above.

Amenities and Location
Apartments include in-home laundry and oversized windows throughout. Select units offer 12-foot ceilings, kitchen islands with pendant lighting, and skyline views. Community amenities include a fireside lounge, rooftop terrace, and a fitness center (among others).
Downtown Manchester puts residents within walking distance of the University of New Hampshire and Southern New Hampshire University, and steps from major employers including Oracle, TD Bank, United Health, Bank of America, and New York Life. The site offers direct access to Boston and Concord via I-293 and I-93.
