Acushnet Company partnered with CUBE 3, Timberline Construction, and H+O to expand the Manchester Lane Test Facility, a core asset in Titleist’s golf research ecosystem. The new 11,000 SF building strengthens the company’s ability to study performance, refine prototypes, and support elite players with accurate, repeatable insight.

A Facility Designed for Advanced Testing and Player Insight
Manchester Lane supports controlled indoor evaluation and connects directly to the outdoor practice environment, where full-flight performance can be measured. Growth in research and fitting needs created demand for a building designed for accuracy, consistency, and a high-quality player experience. The new footprint adds specialised space for analysis and development and strengthens the workflow between indoor and outdoor activity. Interior features include advanced simulator bays with proprietary pressure-plate flooring systems used to track and analyse player-performance metrics with high fidelity, along with an indoor putting green, fitness and recovery areas, multipurpose lounges, and collaborative workspace.

Architecture Aligned with Performance
The exterior design uses a metal-panel and glazing system with glazed overhead doors, creating a visual and physical connection to the adjacent practice greens. Placement, circulation, and sightlines support the integrated testing model Titleist uses at Manchester Lane.
Structural Clarity for a Specialised Program
H+O engineered the structure to support the program developed by Acushnet Company and CUBE 3 and to fit cleanly into the established campus. The design provides reliable performance across the testing and fitting spaces, and coordination with Timberline Construction guided an efficient delivery approach next to active operations.
